Home performance testing can identify a number areas that may require attention. Some recommendations will have a positive financial return by decreasing utility bills. However, other recommendations may relate to improving the long-term durability of the home, improving indoor air quality (and possibly the health of the occupants), making the home more comfortable, and/or reducing local and global pollution and greenhouse gas emissions.

Whatever the end goal, retrofitting a home may entail small targeted improvements or system wide renovations affecting the building shell, insulation, and mechanical systems. Such efforts may also coincide with a home improvement project that has been on the back-burner. For these larger scale projects, Aspen Enterprises can assist you in receiving the financial resources necessary.

Energy Efficiency Improvement Loans

Aspen Enterprises has partnered with financial institutions that provide loans specifically designed for energy efficient improvements. One such program is the GeoSmart package by EGIA. Aspen Enterprises is a registered EGIA contractor who can shepherd you through the loan process.

Energy Efficient Mortgages


Homes that are commissioned as complying with specific Energy Star standards can allow new home buyers to qualify for an energy efficient mortgage. These mortgages recognize that utility costs are as much of a monthly obligation as the mortgage loan payment, home insurance premiums, and real estate tax liabilities. Therefore, if a homeowner has lower than average monthly utility payments, they are a less risky customer for the lender than someone who has average or above average utility bills. An energy efficient mortgage allows a home buyer to qualify for better rates and/or a higher mortgage amount.

Aspen Enterprises can help you identify those areas of your home that can be improved and that might allow your home to qualify as Energy Star compliant. This recognition can allow you to sell your home for a higher price, or give you the opportunity to refinance at better than standard market rates.

Federal Incentives

The federal government has provided tax credits for homeowners for certain projects. Home owners may receive up to $500 aggregate for certain home improvements such as improvements in insulation, windows, appliances, and other areas. In addition, homeowners may receive up to $2000 for a solar PV system, $2000 for a solar water heating system, and $2000 for a fuel cell system. We can assist in identifying where these tax credits can be aggregated and when they cannot accumulate. All of these incentives are provided through an IRS tax credit on your federal tax return.

State Incentives

Several states have added tax benefits that can work in tandem with the federal incentives. The State of Maryland has recently passed legislation offering incentives for solar PV and hot water system that more than double the federal incentives.
